If you are considering putting your house on the market and moving to pastures new, you should make your home as appealing as possible for when it hits the market. The more appealing it is, the more likely you are to generate interest, and lots of interest usually results in an above-average selling price.

With some forethought and a few changes here and there, you can create a home with maximum selling potential. Here are 3 ways to make your property more appealing to buyers.

Declutter and clean

For many homeowners, wall to wall memories and an array of belongings filling each room provides them with a homely and personal space. The trouble with this is that many buyers struggle to see past the belongings and get a true feel of the property’s potential.

Where possible, minimise the number of things you have on display and declutter every room as much as you can. Your home may no longer look the way you want it to, but it will make it easier for buyers to envisage themselves living there. Once decluttering is over, give your property a deep clean. A bit of dust won’t alienate a buyer, but a clean and tidy home will make it far more appealing.

Does your roof need attention?

It’s important to carry out any maintenance works before your property goes on the market, or you could alienate a large number of potential buyers. Whether it be minimal or extensive maintenance that’s needed, it’s wise to review each room and write down a list of things that need to be sorted.

One of the most common things that buyers will look out for is problems with the roof or roofline. They can be costly to replace and remedy so many people will be immediately put off if they think there are issues.

Gutters may also start to sag or pull away from the roofline. Set the right asking price

Making a property more appealing doesn’t just come down to aesthetics. The asking price of your property plays a huge part too, as getting buyers over the door is a key part of selling a home. If the price is too high, it could substantially reduce footfall. Get it too low, and you may attract buyers that can’t afford your expected sales price.
