We all love routine. If you have done something before and it works, why change? Especially if that process has previously given you a return.

For landlords, the fact is that if you are still relying on legacy services and systems in order to let or sell your property – you will have to force a change at some point soon. The market will demand it.

Some will welcome a change as not many people actually enjoy the tiresome process of photographing a property, pitching it to estate agents, waiting for a response, thumbing through pages of paperwork and waiting for enquiries with very little feedback on the performance of a listing.    

The demand for a difference  

In preparation for this article I rang ten estate agents on a Saturday morning. At the point of writing this just three of those agents had called me back. Although this is a crude snapshot of the level of service that you can expect from a high street letting agent, it does make me consider my experience in the context of today.    

We know that tenant demand has tripled in the last two years, which means it is likely that someone would meet my listing with positive intent. We also know that 40% of tenants now enquire about houses outside of working hours – many on a Saturday morning.

The tenant culture shift

If there is any question on the direction in which you need to shift, it is wherever the tenant is. At this moment in time, the tenant is online, impatient, visual and on the move. By considering the routines of a modern renter or buyer, and the pace at which these routines have changed, you can start to build a new set of principles for listing your property.   

This certainly is not a call to boycott high street letting agents. It’s a call to operate in-tune with today; work with partners and agents that give you the most exposure. Ensure they are meeting the visual requirements of online users that require richer experiences. Find the agent that understands digital marketing, providing you with a service at all hours of the week.
