How to prepare your property for the selling market

When putting your house on the market, it’s important to consider how to make your property more alluring to potential buyers. Ideally, you want to hook them in the minute they open the door. Whether buyers are looking for houses for sale in Mayfair or Margate, they all want that special feeling that tells them this is the place for them, and that gives them a glimpse of a better life. If you want to attract the highest offers, follow oursix simple tips for preparing your property for the selling market. 

1 – Clean deeply

How clean your property is can make or break a viewing. Therefore, it’s time to roll up those sleeves and pop on the marigolds (or hire a professional), to clean your home from top to bottom. Smell can be a deciding factor, and household items like carpets, sofas and curtains can really hold on to smells. A deep clean of these items is a great idea, particularly if you smoke or have pets. Once the property is clean from top to bottom, keeping it so in between viewings will be easy. Many sellers make the mistake of not keeping their houses ship shape – by ensuring yours is spick and span, you put yourself way ahead of the competition. 

2 – Declutter

While you don’t necessarily need to Marie Kondo your whole house, some time spent decluttering will work wonders. Plus, it will be good exercise in clearing the decks and preparing for your move to your new home. No buyer wants to see your life scattered across every surface, plus crowded bathrooms or kitchen worktops detract from the space – and that’s what buyers are looking for, space! Where possible keep things minimal. You want the buyer to be able to envision their items in your home, so provide them with the blank canvas they need to do so. Hallways are particularly important. Keep shoes, coats and piles of letters tucked away to ensure a warm welcome. 

3 -Make a good first impression

Ideally, you want to wow your buyer before they even ring the doorbell. Spend some time making sure that your house looks smart from the outside by keeping your front garden tidy if you have one, cleaning your windows, and giving your door a fresh coat of paint if it is looking a bit tired. Fresh flowers in the hallway and air fresheners or scented candles dotted around can also make all the difference. 

4 – Depersonalise

Make it easy for buyers to see themselves living in your home by depersonalising. While it might feel unpleasant to take down the children’s paintings, trophies or family photos, just think – the sooner you sell your house, the sooner you can put them back up again. Also, if it’s been a while since your home has been decorated, a fresh lick of neutral paint goes a long way. While you may adore your lilac bedroom or orange office, other people may be instantly put off by such a colour palette, and buyers do make snap decisions based on such things. Keeping things neutral is another great way of ensuring people are able to mentally apply their belongings. Another major advantage of neutral colours is that it makes rooms appear larger and lighter – two things buyers will undoubtedly have high on their wish list!  

5 – Light it up

Buyers want properties with lots of light, so give the people what they want. During viewings, make sure all blinds and curtains are open to let the light shine in. If your property doesn’t have as much natural light as you’d like, or you’re selling during winter months, create the illusion of light with floor and table lamps. The brighter the room, the more spacious it feels.  

6 – Show off your storage

Serious buyers will check out how much cupboard space you have, so keep them neat and tidy and try and leave them only 75% full to make them appear spacious. It could even be worth putting some of your stuff in storage while you sell your property. Buyers want to know that there will be ample room to store all their belongings. Organised cupboards and wardrobes will create a sense of space that will help you to sell your property.
