There is a new primetime Channel 4 property series called Double Your House for Half the Money presented by Sarah Beeny. Handcuffs, afro wigs and golfing umberella’s

These are just a few items that I found in one of properties when our tenant had already checked out. There were quite a few other items but I won’t mention them in polite company! It was rather annoying though as our letting agent had supposedly done the check out, however as he was checking out on Good Friday, they did it the day before.  This amazed me as they’d already given him his deposit back before really knowing whether the property was left in a fit state.  I understand that it’s very difficult to withhold tenants’ deposits now, but I still think it was crazy to check him out and give his deposit back before they had really done a final check. The guy in the property was quite a young lad, so needless to say the property was filthy.  I had already managed to get a new tenant for the property...

There have been numerous articles written recently pronouncing the death of the buy to let market – but things seem to be changing and we’re seeing a sharp upturn it seems. This is likely down to increased demand for rentals with the shortage of affordable homes for first time buyers, and the lack of available finance, despite recent government efforts. But beware - ideally, the rental income that your investment properties produce each month should be more than enough to cover the cost of financing, the cost of managing and maintaining them, and a little bit extra for you. In the real world, that often isn’t going to happen. The rental market will eventually be created because of the affordability barrier – but there will be a lag. UK’s ‘cheapest’ flat sells at auction for £18,000

It looks like you can still pick up a bargain at Auction these days.  This flat was expected to go for £1000 but due to some heated bidding it sold at £18,000. Which just shows that the auction room dictates the price.  It looks like the flat could do with a touch of TLC though.  Perhaps they can get Sarah Beeny around to give them some advice! How to find a property to develop with Sarah Beeny from Property Snakes & Ladders

I found this great video on www.bizzibox.com this morning.  Sarah Beeny talks about how to find a property to develop. It’s a quick 3 minute video with some useful information.  The salient points were: Choosing a location – make sure you know the area as there could be a difference between one side of the street to the other. You’ll only know this if you know the area. How would you compromise between size and location – this all comes down to your target market.  Focus on the end user and what their requirements might be.
