Paul Shamplina takes to BBC Radio 4 to voice concerns with "Rent to Rent"

On Wednesday 16th October Paul Shamplina, Founder of Landlord Action appeared on BBC4’s You and Yours show, to highlight the shocking risk to landlords of the latest money making strategy to sweep the property industry, “Rent to Rent”.  It’s a simple concept: Rent a house, then sub-let the rooms to sub- tenants and make as much profit as possible.  This will be available to listen to on BBC iPlayer This is a mushrooming phenomenon which has seen hoards of “experts” writing blogs, books and seminars on how to get started and even running courses costing up to £500 on how to bring in tens of thousands of pounds with virtually no out-lay. One such “guru” includes Daniel Burton who claimed he earned £35,000 a month from the get-rich-quick scheme.  Last week, The Guardian revealed he has gone missing, leaving tenants and landlords across London hundreds of pounds out of pocket. The idea behind...

HMO’s... (House of multiple occupancy ) 5 ways to make managing them, stress free.

HMO’s can provide the savvy investor greater cash flow returns than single let properties, however many investors are put off using HMOs to expand their portfolio because they view them as being a hassle and less consistently full.    The key to successful investing in HMO’s is all down to experience. It is worthwhile paying an experienced property management company the management fee, unless you are willing to put the effort in and be proactive all the way.  Young people are still finding it extremely difficult to find the deposit to purchase their own property; they are also struggling to pay the increasing rents which Landlords are demanding for self contained properties. This situation has strengthened the case for HMO’s making excellent investments. However choosing the correct property in the right area with an excellent management company is key to the success of your investment. So where does one start?  1....

What are you investing in at the moment? The answer doesn’t need to be a type of property, a method, or even an area, it’s more likely these days to be a cash-flow return. If you’re looking at a deal how are you deciding whether to invest or not? Do you check the location? Perhaps you want to invest close to home! Do you check the possibility for Capital Growth? – Perhaps not for the short-term but for the next 10-20 years. Do you divide your cashpot and diversify to make sure you’ve covered all eventualities? Do you look for cash-flow to give you financial freedom, or to give you a few more luxuries in life? OR are you looking for the deal that ticks all 4 boxes? Interview with the Empty Homes Agency

This is very interesting interview by PS Investor Services. With a UK property market considered to be at one of its relative lowest points for decades, the hunger for investors to build their portfolios is ever-apparent.   One potential acquisition strategy – that is often overlooked due to perceived misconceptions – is to look into properties that have been left empty by previous owners.  Please see an interview below with chief executive David Ireland of the Empty Homes Agency with whom we discussed current levels of empty properties in the UK; the effects of the recession on the situation; the housing deficit; the government’s response; what steps can be taken to investigate an empty home; seeking legal advice; available grants for renovating empty properties; getting advice from local authorities; the organisations’ campaign for council tax relief. 1) Can you explain what the essential role of the Empty Homes Agency is? Empty...

What constitutes a good ready made deal?

Heres a great article from Rob Hubbard our new Ready Made Deals Mentor. I often get asked by prospective new investor clients or novice investors the question “What constitutes a good ready made deal?” Therefore, this month I’m going to share with you some of the reasoning that I employ when seeking out potential deals. The thing is with property, each property is different, there is no such thing as “one size fit’s all” and it’s looking for the hidden potential that can make a deal good or even great. Why should you look at a ready made deal? Some investors have plenty of time on their hands although choose to invest in an area that is either not local to them or they are unfamiliar with. Other investors are ‘time poor’. Occasionally, Investors just choose to outsource the investigation works as they have no interest is finding property only owning...

Dealing with estate agents

Buying from estate agents. The only way to get the very best no brainer deals is to be the investor an estate agent rings first. So when someone comes into their office and wants to sell their property quickly you are their first call. It is important that the person you are dealing with knows how to create a deal. How can you be the estate agents first call? Let’s start from the beginning. The best days to call on an estate agent are Tuesday, Wednesday and Thursday’s. This is because any good agent will be booked for viewings on Saturdays and Sundays and the only person in the office will be the weekend person and as you need to build up a relationship with the hottest agent in the office then weekends are out. Mark Penn who works for me now used to be the area manager of a...

So, what’s involved in becoming a new build developer?

[caption id="" align="alignright" width="148" caption="So, what’s involved in becoming a new build developer?"][/caption] Since my article about new build developing last time, I’ve received a huge amount of feedback from people that are interested in finding out more about what’s involved in the developing process. However, it seems that quite a lot of people out there still think you need to have construction knowledge to become a developer… Well, let me dispel that myth once for all: you don’t need ANY construction knowledge to become a new build developer. Let me explain… I think one of the most common misconceptions amongst property folk is the distinction between a Residential Property Developer and a House Builder. Now, major House Builders, such as Barratt, handle the entire process in-house, from sourcing the land and obtaining planning, to construction and sales. Now many people presume that new build developers do the same. In fact,...
