Half of Tenants Would Leave Town To Achieve Dream Of HomeOwnership

More than half of tenants would move or consider moving to a different town or city in order to buy a home, according to a new poll of private renters*. The poll found that just over a quarter of tenants (27 per cent) would relocate in order to buy a house, and a further three in ten (29 per cent) would consider doing so. However, forty four per cent of tenants said they would not move to another town or city even if it meant being able to afford to buy their own place. Tenants in London were the most open to the idea, with 87 per cent saying they would relocate or consider relocating in order to buy a home. However, tenants in the East Midlands were the least receptive to the idea, with just 14 per cent willing to relocate. The research also shows that almost half of...

5 years in jail for Landlords who house illegal immigrants

Landlords could face prison for failing to check the immigration status of tenants. Repeatedly failing to evict illegal immigrants would be a new offence carrying maximum penalties of five years imprisonment or a fine for convicted landlords. There are also plans by the Government to create to create a blacklist of criminal landlords and letting agents, with a ban on letting for those repeatedly convicted of housing offences. Responding to the announcement, RLA Chairman, Alan Ward said “The RLA is to meet the Home Office tomorrow to discuss immigration checks.  Why has this extra responsibility and risk been put on landlords and agents?  Why not employers? “The ability to evict illegals may answer the problem of abandonment if an illegal immigrant is removed by the authorities, but is a potential minefield if we get it wrong. Just because a landlord has the right to evict, it doesn’t explain how to go...

Landlord Action sends warning to negligent landlords

Landlord Action, an organisation specialising in tenant eviction, is warning landlords that they too need to ‘play by the book’ for a hassle-free tenant eviction.  Founder Paul Shamplina, says despite being unaware of the state of a property at point of instruction or other deciding factors which may have led to the landlord/tenant relationship breakdown, he is all too aware that there are two sides to every story and that errors made by landlords who try to cut corners are one of the most common reasons for delaying proceedings. Attending to maintenance issues is a landlord’s obligation, regardless of whether the tenant is withholding rent.  Ignoring such issues can cause greater problems further down the line as one landlord from London, who sought the help of Landlord Action to deal with a rental arrears case, recently found out.  Describing the case, Paul Shamplina says “This particular landlord had rented out...

The LHA high yield strategy

I recently purchased the new eBook from John Paul – The LHA Expert.  It’s a fantastic book and it really is a "must have" for any Landlord or Letting Agent - unless of course you already have all of your properties let out at maximum rent and fully paid up to date!!! According to the NLA 52% of Landlords say they wouldn’t let to LHA tenants. Obviously some investors are a bit scared of letting to them and think they’re a lot of hassle.  One of our properties is let to a single Mum of 2 who claims benefits. She’s a fantastic tenant and fortunately we’ve had no problems, but I’m sure some people have different experiences.  I think this book is a great read though to prepare you for letting to LHA tenants, it’s great to know all the facts. If you haven’t seen the book, you can Download it...
