Joint Ventures...Its All Change!

It’s a real favourite, isn’t it?  The ability to JV (Joint Venture) with someone on a property deal (as long as it goes well!) can create a real win/win situation for all concerned.  Making use of JV finance historically has enabled people to be involved in the world of property investment when they may not otherwise have been able, on both sides.  Many property education companies tell us how to nurture associations with people and work together in order for us to use OPM (Other Peoples’ Money) to help us finance deals.      FCA Policy Statement   This is great in principle, however... times have changed.  Since the 1st January 2014, the FCA (Financial Conduct Authority) has brought in a new Policy Statement governing the way JV relationships may operate.  Policy Statement 13/3 defines some very clear rules to determine how we may or may not form a JV partnership.  In...

Property Investment - how do I raise the finance?

It’s the $64,000 question when starting out in property investment.  How do I raise the finance to begin?  If you are starting from the privileged perspective of having a good chunk of capital or you are able to release equity from a property to work with when you begin to buy property then that is great.  It makes the process much easier from many angles.  It gives you the confidence to know that any offer you make is backed up by funds in the bank and therefore offers you greater bargaining power.  Coupled with the right knowledge and guidance, it also means that you can start your search sooner rather than later and get going on your chosen strategy. Starting from scratch? If, however, you are starting from scratch, then things can be altogether different.  In my opinion it all depends on your mindset.  If you are truly open to...

The truth about property price increases, making £20k to £40 in one go and how I break every rule in the book – legally! If you go to a property seminar these days you know what you’re going to hear – Buy BMV, at least 25% discount, only buy if it’s going to make you £1000 net income a month and make sure you get all your money back out. How many of these properties are you finding?

Why not become a property educator yourself?

In a post-credit crunch, post-recession world, property has fallen out of favour for many people and they have forgotten what a great investment it can be. Seize this opportunity to educate them about how things are now, and how they can capitalise on that. It might be that up until now, you’ve only thought about investing in property, but there is a great deal of money to be made in educating others in how to do that. With an increase in house prices of 6% to June this year (Halifax) and a predicted recovery in the economy over the next two years (PriceWaterhouseCoopers) now is the time to start educating people in how they can make money in the property niche. If you are not already speaking about property, what’s stopping you? If you already use speaking as part of your marketing mix, are you seeing good conversions from it?...

Taking Action for Success by Yvonne Emery (part 1)

We all know how to be busy little Bees, but are we doing the right stuff to achieve success?  Have you ever felt like me, that life has got a bit out of control and the activities of life are controlling you instead of the other way round?  Well this all came to a head the other week.  I had written my goals, I knew exactly how to achieve the success I wanted.  If I reached my targets my Bank Manager was going to want to know where I was hiding my money tree – so what went wrong? Life got in the way.  Other people were louder than I was and wanted their ‘stuff’ doing now, urgently, no excuses!  I was out of my league in shouting them down or negotiating a time delay.  Their issue seemed to take over, and I was drawn in to the world...

How to get more deals with less effort!

Find deals immediately at no upfront cost to you! By Simon Zutshi One of the quickest ways to find BMV deals is to contact other investors who are already finding motivated sellers and ask them if you can have some of their leads that they are not interested in or ones that they cannot convert. This is one of the strategies I teach on my one day “Property Investing Quick Start” seminars, because it is a NO RISK method of you obtaining leads immediately at NO UPFRONT COST to you. You can find these people at property networking events or just contact people who are advertising to find motivated sellers. By now you might be thinking: this sounds like a great strategy but why on earth would an investor not want some of their leads? Well there are two main reasons: 1)    Most investors have a certain criteria that they are...

Manchester pin Meeting - had any BFOs lately?

What an amazing evening Wednesday night at Manchester property investors network meeting.  With over 60 investors, professionals, experts and novices in the room the atmosphere was buzzing and we really got 2011 off to a flying start.  Thanks to everyone who attended and made it such a great evening. Also thank you to our two speakers for the evening Sally Lawson and Sarah Harkness. Sally Lawson found plenty of pin members wanting to catch up with her in the networking break, having shown them how much money there is to be made managing other peoples property. She ended her talk asked the audience, "If youre interested in working with me, showing you in minute detail the very best of what Ive learned over the last 20 years...heres your chance?" It appears shes decided to open up her expertise and experience to a small select group of investor landlords, to work with...
