I had the pleasure of interviewing Mike Warren this week,  Mike is based in the US and is the International leading expert on tax liens and judgment liens. Mike is going to be presenting at the next Lease Options Live Event, May 14th/15th in London so I wanted to find out what tax liens were all about. Have a listen to this short 15 minute audio clip to find out more about tax liens.  It sounds like an amazing strategy.  Mike uses an example of  a property in Florida worth $69,000.  You pay the back taxes of $1,700.   You can receive interest on this amount of between 18% - 36% within 12 months.  Not only that but if the owner doesnt pay the back taxes, you are entitled to that house free and clear. Use a Purchase Option to Lock in a Discounted Price

  You can use a purchase option to lock in a discounted price.  This means you are protecting the time invested in sourcing, negotiating and structuring the deal, and you are effectively locking out the competition. The power of this lies in the fact that the seller has granted you an exclusive right to buy within a defined and agreed time period.  Notice the word “exclusive”.  The seller is not able to sell to anyone else, except you. At the same time you are able to sell the contract on to another purchaser, transferring the right to buy at the discounted price to them for a fee. Let’s look at a real example from a North East town.   The seller had been marketing a very large and now empty house for nine months.  With no rental income the monthly mortgage payments of £475 was crippling. First Lease Option – DONE

We have just completed a Lease Option on a small property in the North East of the UK.  We have known about Lease Options for a while like most investors and we’ve been on training courses and done home study courses.  However we were still a bit reticent to move forward with one. There has been all talk of whether Lease Options are legal or not and that they won’t be worth the paper they’re written on when it comes to exercise them. Lease Options leads us to a Purple Cow!

Out of the 8 Estate and Letting agents that attended the Lease Options meeting that Mark and Julie Jackson ran for us, we are working closely with 2 agents.  This is what had been predicted prior to the meeting, so it’s all going according to plan. We are working with Clive a local Estate Agent, he’s brought 2 deals to us so far.  Unfortunately both deals didn’t fit the criteria as they were both 1 bed apartments, which, as you know are not good for investment properties.  Clive has really grasped the concept of lease options though and I’m sure they’ll be more deals coming through. We’re also working with a letting agent called Purple Cow, Claire and Francis are joint partners.  They too have really grasped the concept.  Its early days but they are already thinking of possible deals that we might be able to do. Estate Agents embrace Lease Options!

Mark and Julie Jackson paid us a visit in Manchester this week. They kindly agreed to meet with our local Estate and Letting Agents to describe the Lease Options concept to them. We had a small informal meeting of about 8 agents. Gordon Downey a property investor from the South also came along – actually Wendy Patton calls him Sean Connery! The meeting went really well and we received a very positive response. Lots of constructive questions were asked but they were all very positive. They could really see how they could benefit from sending prospective leads to their local property investor (i.e. me!). Their eyes lit up when they saw that they could still make their commission and help the seller at the same time.
