It’s been a long, long time since I did a Land Finder Virgin blog. Things have been pretty hectic and I just haven’t had the time to focus on the land finding. Sometimes you have to take a step back and focus on a couple of key things before you can move onto other projects.  However, Lyndon Forshaws Land Finder Course has really opened my eyes to the opportunity of land finding. Ive just been through the whole of the land finding course by Lyndon Forshaw.  It really is an excellent course as it contains such detailed information... Lyndon even gives information about dealing with the land owners and provides letters to send to them and responses to any questions that they may ask.  It really does cover you for any eventuality and makes you seem like a professional developer or land finder.  Even if you are just getting started you can seem like a seasoned professional. I’ve just attended the Land Finder Day in Bolton run by Lyndon Forshaw. I was really looking forward to attending and giving myself some motivation to move forward with the land finding. It was great to meet Lyndon and all his Brothers – there are a lot of them in the family business!  Funnily enough I was expecting mostly men to be attending the land finder day but it was 50/50 men and women.  I don’t know why I had that view but I was obviously wrong.  There were only 10 of us on the day, so it was the perfect number of people for an interactive day. The Workshop was focused on sourcing and evaluating potential development sites. I was just checking about the last time I blogged about Land Finding and it was May 19th. I really thought it was only a couple of weeks ago – time flies when you’re having fun!! In my last blog I was talking about some derelict buildings and land that somebody had spotted for me.  It turned out to be not a good one as there was an order on it, making it impossible to knock down the building.  Somebody would have to redevelop the existing building, which is not the business that I am in, so it fell out of my criteria. I haven’t written for a while as we’ve been away in sunny Padstow in Cornwall, and it really was sunny, which is amazing for April in the UK.  There were some beautiful plots of land and buildings that were being developed. These overlooked the sea, so had a perfect outlook and would have been amazing developments.  However these were prime spots so had already been taken by developers. I also wasn’t looking in earnest as I was on holiday, but it was good practice to spot them. I also spotted a site in Stockport where I live. It’s been for sale for ages and had had planning permission refused for a retail site, as it’s a residential area.   It’s an old garage and petrol station, so I enquired about the price so I could look at the figures. Diary of a Land Finder Virgin! (March 29th)

It’s been a couple of weeks since my last blog post.  Things have been pretty hectic and I haven’t had chance to focus on it much.  But I have managed to complete module 3 and do the tasks from module 2. Module 2 shows you how to estimate the land value of the plot you have found though desktop research.  It also gives step by step information on how to identify a potential site.  This is before you have even got into your car to do a site visit. There was an excellent negotiating tip in module 3, which is useful fact about Capital Gains Tax and garden plots.  I will certainly be using the tip in my negotiations. These are the nuggets that you pick up from courses like these. I am out an about a lot and am always spotting plots of land.  Even my 80 year old Aunty...

Diary of a Land Finder Virgin! (March 14th)

I’ve just finished modules 1 and 2 of the Land Finder Course.  They are really well laid out and make it easy to learn. However I’m a bit behind with the tasks as my printed UDP hasn’t arrived yet.  I rang the council this morning and they apologised for the delay, so should be with me soon.  As I said last week I can’t see the online UDP as they have removed it. The thing that I like about the course is that Lyndon uses his practical knowledge to show you what is possible. In module 2 he shows us a practical example, where there is a possible profit of anything between £75,000 and £250,000 depending on the development that is proposed and how much you can option the land for. Diary of a Land Finder Virgin! (March 4th)

So you may remember from my last blog that I was going around in circles trying to find the UDP on my Council’s website.  After speaking to the planning office I found out the reason why - it has been removed, because it was incorrect!! So that’s a good start!!  Anyway they’ve pointed me to another online map which I can use instead, but it’s not brilliant. Although all is not lost as I’ve just ordered the hard copy UDP as Lyndon suggested anyway. I must admit the map on screen is really difficult to look at, and at the moment it’s a bit scary as I don’t really know what I’m doing!!   Well it’s been a week since I’ve enrolled on Lyndon Forshaw’s Land Finder Masterclass.  I’m working my way through the first module.  It’s very well laid out and explains things extremely clearly.  The course asks you to try to identify some plots whilst you’re out and about on your every-day business.  I’ve identified a couple so far; however I don’t think they fall into the right criteria.  But I’ll keep looking –now I know what I’m looking for, it should be easier.  I also saw a plot which was already for sale with planning permission, at £200,000, which shows there’s big money to be made.  I did notice it had been up for sale for a while so I’d have to question, why this is the case?
