Ive just been through the whole of the land finding course by Lyndon Forshaw.  It really is an excellent course as it contains such detailed information... Lyndon even gives information about dealing with the land owners and provides letters to send to them and responses to any questions that they may ask.  It really does cover you for any eventuality and makes you seem like a professional developer or land finder.  Even if you are just getting started you can seem like a seasoned professional. I went over the course as I want to progress with one of the pieces of land that I have found in my local area.  Ive done all my desktop research, following Lyndons course.  I now need to build relationships with my local commercial agents and surveyors. Diary of a Land Finder Virgin!

Last week I went to look at some land that somebody had spotted for me.  The idea is if the deal happens and completes I’ll pay them a finder’s fee.  This works well for me as I get opportunities brought to me but I only pay if the deal completes.  So I think it’s a win/win situation. The piece of land is an old derelict farmhouse, it’s gone to rack and ruin over the last couple of years apparently. It’s such a shame as it must have been an amazing building at some point.  I’ve been doing my desk research on the land, as I’ve been taught in Lyndon’s course.  I’ve found the right council’s website to search for the UPD.  This is not as simple as it sounds. Diary of a Land Finder Virgin!

I mentioned in my last blog about the possible deal with the ex garage which is local to me.  I considered putting an offer in for £200K which is all I think the land is worth, although the site was for sale at £500K. I contacted the selling agents and they were confident they would get a higher offer than that.  So I decided not to put the offer in, as it’s a fair bit of work to get the offer put forward.  It was great to actually work on a prospective deal though.  I think it cements your learning.  I really learn by doing so it was a good experience. I’ve not got much time to put into my land finding at the moment as I’ve got 2 young children as well as running our website and investing in property. Diary of a Land Finder Virgin!

  Well it’s been a week since I’ve enrolled on Lyndon Forshaw’s Land Finder Masterclass.  I’m working my way through the first module.  It’s very well laid out and explains things extremely clearly.  The course asks you to try to identify some plots whilst you’re out and about on your every-day business.  I’ve identified a couple so far; however I don’t think they fall into the right criteria.  But I’ll keep looking –now I know what I’m looking for, it should be easier.  I also saw a plot which was already for sale with planning permission, at £200,000, which shows there’s big money to be made.  I did notice it had been up for sale for a while so I’d have to question, why this is the case?
