Evictions- Its a messy business

Last week I attended an eviction in East London with the Channel 5 film crew in tow.  This was not an ordinary case; the arrears were in excess of £20k as a result of rent not being paid for over 2 ½ years. The landlord was based overseas and had passed his portfolio of properties to be looked after by a property manager, who was clearly not up to the task.  They had allowed rent arrears to build up on several of his properties.  As a further blow to this landlord, he unfortunately instructed a fraudulent legal representative to carry out the evictions.  They did nothing for months and then absconded with the legal fees, leaving the landlord losing thousands of pounds worth of rent on his portfolio. The pitfalls of Buy to Let - BBC programme

There was an interesting programme on recently about Buy to Let.  It was on the BBC as part of its Inside Out series of programmes. The programme focused on the fact that a lot of people still believe that Buy to Let is a great way to get a good pension pot, which it is; however it showed that its not always a walk in the park! There can be major pitfalls to becoming a landlord and it can cause some major headaches!  70% of landlords are amateur landlords and according to Paul Shamplina of Landlord Action there has been a 30-40% increase in evictions recently. We have recently had a situation where our LHA tenant had her housing benefit stopped. Calls for quicker evictions to help landlords and good reliable tenants

A swifter and more streamlined eviction process in the buy to let sector would encourage more landlords to enter the market and provide a greater choice of properties for reliable tenants looking for private rental accommodation, says Landlord Assist. The tenant eviction and rent recovery is backing calls for fast-track evictions amid speculations that the Government is planning to put measures in place to speed up the eviction process for private landlords following concerns that pressures on the courts are leading to lengthy delays. It is understood that landlords and some housing charities have been asked to attend a government working group to discuss proposals and possible options to speed up the eviction process for private landlords. Paul Shamplina takes to BBC Radio 4 to voice concerns with "Rent to Rent"

Claimants of Local Housing Allowance rise but landlords want out

  Latest Government figures reveal significant rises in the number of private tenants claiming Local Housing Allowance (LHA). According to Paul Shamplina, founder of Landlord Action, a company specialising in tenant eviction, more must be done to re-balance the rules and subsidies in order to encourage landlords to support this important part of the private rented sector (PRS), rather than pulling away from it as many have threatened. An uncertain economy on the brink of slipping back into recession has not only forced flat-lining wages, increased cost of living and rising unemployment figures, but pushed even more households into the category eligible to receive LHA. Record rent arrears case featured on ITV Tonight ‘Nightmare Tenants’ programme.
