Paul Shamplina takes to BBC Radio 4 to voice concerns with "Rent to Rent"

On Wednesday 16th October Paul Shamplina, Founder of Landlord Action appeared on BBC4’s You and Yours show, to highlight the shocking risk to landlords of the latest money making strategy to sweep the property industry, “Rent to Rent”.  It’s a simple concept: Rent a house, then sub-let the rooms to sub- tenants and make as much profit as possible.  This will be available to listen to on BBC iPlayer This is a mushrooming phenomenon which has seen hoards of “experts” writing blogs, books and seminars on how to get started and even running courses costing up to £500 on how to bring in tens of thousands of pounds with virtually no out-lay. One such “guru” includes Daniel Burton who claimed he earned £35,000 a month from the get-rich-quick scheme.  Last week, The Guardian revealed he has gone missing, leaving tenants and landlords across London hundreds of pounds out of pocket. Make sure your flat is properly insured!

We purchased a 3 bedroom flat up in the North East last year. The flat was a converted terraced house, which had been split into 2 flats. We of course insured it immediately with our broker. What we didn’t realise was that we needed to have a block insurance policy on the flat and the flat downstairs.

What makes a great investor? By Hazel de Kloe

This is a question I have asked myself frequently whilst working with the numerous and varied clients I have coached and mentored over the last 5 years in the field of property investment. The answer is multi-faceted and thought-provoking. Most of you will read this and common sense will very likely lead you to the same conclusions, although how many of us actually take stock every now and again to see where and how we may improve our abilities and increase our success rate? It takes a number of skills and traits to really ‘get it’, some of which are innate and some we have to learn over time and through experience.   The Right Formula The reason for asking this question and wanting to get to the bottom of it was to find the ‘right formula’ to pass on to others’, thus enabling them to be successful and progress...

How to Get Paid … In Full and On Time

They say that prevention is better than cure ... well, in no area of life is this truer than in rent collection. Cashflow is the lifeblood of any business and good cashflow secures the ability of your property rental business to function properly. It allows you to pay your bills on time and maintain that squeaky-clean credit score that is so essential to a property investor. It allows you to take a regular income, which means youre not, basically, paying, or subsidising someone else to live in YOUR property - because thats what late rent payment means! Visit LandlordsRent “In these economically turbulent times, CASH IS KING!” It is fair to say that most property investors, when they start out in this business, assume that setting up a standing order is all that they need to do to make sure that their rent gets paid. If only! The reality...

Lead Generation Success Online & Twitter Guide

Im really looking forward to attending the Week 6 webinar of the Lead Generation Success Online Course tonight  This is run by Andy Phillips and Dave Lyons. They have covered so much in the last 5 weeks.  Internet Marketing can be a minefield but they have broken each stage down and simplified it so well. They showed us how to go through a product definition mindmap to really look at your product offering and focus down on the USPs. Keyword research using google was also covered in-depth, going through the process of identifying your key words, then using them in SEO hotspots, anchor text and domain names. Last week we started on abudance marketing which showed how to occupy the same space as your client and be recognised as an authority.   Tonight will be abundance marketing part 2,...
