Whenever I am asked what area of property investing investors should go into, I almost always will say go for buy to let and will relate it to business. Many investors however still do not buy the correct property to fit the criteria they should look for. If you think of large businesses and how they measure growth and performance - they will continually talk about growing by either opening new branches or shops, or taking over existing ones. 100% Mortgages are back and here to stay?

There were several headlines last week announcing Aldermore bank’s new 100% mortgage launched last week aimed at first time buyers. Aldermore are one of the newer banks – only opening in 2009, and we have found them pretty refreshing to deal with.  They are however taking no big chances on this product, with a 3 year fixed rate of 6.48%. The Family Guarantee Mortgage however allows homebuyers to buy a property without a cash deposit, as long as a parent or relative guarantees any borrowing above 75 per cent loan-to-value, with a charge on their own property. Borrowers must be at least 25 years old, and seeking a mortgage of no more than £250,000. From no 100% mortgages, or even 95% mortgages, available for the first 2 years after the credit crunch started, lenders are beginning to understand the market and get more confident again in offering new products. I blogged a couple of weeks ago about an incentive that the government has introduced to encourage us to buy more property (I like that!).  I recently interviewed the Directors of Global Cashflow, Julie Jackson and Lisa Matterson to find out more about it. Surely this is like having the winning lottery ticket in your pocket but not claiming it! Become Financially Free in 2011 through HMO Property Investment

If you want to leave your job, improve your cashflow or just be comfortable knowing that every month you’ll be making a ton more money than ANY other property strategy out there, then follow my simple plan and start making money the smart way. 1)      Determine how much money you need to cover all of your living expenses and any other luxuries you must have! 2)      Divide this number by £500 as this is the gross cashflow amount you will make per month per house.  Rather than worrying about how many £50 cashflow properties you can get – focus on the big numbers.  Add another £500 to this figure for voids/maintenance and you have your target number of properties. 3)      Search www.spareroom.com for people looking for rooms in your area (I’d suggest 30-40 people minimum) and the rent they are willing to pay.  Post your own test advert with doubles...

Free Government Money - claim yours now!

I recently had the pleasure of interviewing Julie Jackson and Lisa Matterson of Global Cashflow.  They recently set up Global Cashflow to help people claim whats rightfully theres. Did you know you can claim capital allowance tax relief  on certain types of property?  It is your right to claim up to £100,000 per year in capital allowances. What I like about this is that if theres no claim theres no fee.  If you do claim, Global Cashflow only charge 5% + VAT of the value of new capital allowances identified.  They will also work with your accountant on this.  Basically the government are giving away free money!  Dont they say theres no such thing as a free lunch - however in this case I think there just might! First Lease Option – DONE

We have just completed a Lease Option on a small property in the North East of the UK.  We have known about Lease Options for a while like most investors and we’ve been on training courses and done home study courses.  However we were still a bit reticent to move forward with one. There has been all talk of whether Lease Options are legal or not and that they won’t be worth the paper they’re written on when it comes to exercise them.
