Building a home from scratch: where to start

For many people, the fulfilment of a dream is when the day arrives that they can finally afford a home of their own. Most people opt for an existing home, but building a home from scratch holds many benefits and should be given serious consideration. Firstly, it could work out significantly cheaper to build a home instead of buying an existing property. This would depend on the extent to which the owner wants to be involved in the building process. An owner-builder can realise large cost savings compared to someone who employs a building contractor to oversee the whole process. Secondly, building a home from scratch means that the home can be designed precisely according to the personal taste of the owners. No longer will there be problems such as the house having too few bedrooms or a lounge that is too small. All aspects are under the owner’s control...

Will government plans to tackle the lack of affordable housing be enough?

The government has unveiled big new plans to get the housing sector back on track. A lack of affordable housing paired with a lack of substantial and sustained building and development has created a shortfall in availability whilst demand grows year on year. Under the plans, approximately 450,000 new homes will be built by 2015 and a great deal of these will be affordable housing. The plans aim to lend a much needed boost to an industry that has fallen to its lowest completion rate for decades, with investments and financial support for new schemes in the private and social housing sectors. New home project A £400m initial investment to build up to 16,000 new homes on previously stalled projects is earmarked to start by July 2012, but only 20% of this new stock will qualify as affordable housing. With up to 1.8 million households sitting on the waiting list...

Interview with the Empty Homes Agency

This is very interesting interview by PS Investor Services. With a UK property market considered to be at one of its relative lowest points for decades, the hunger for investors to build their portfolios is ever-apparent.   One potential acquisition strategy – that is often overlooked due to perceived misconceptions – is to look into properties that have been left empty by previous owners.  Please see an interview below with chief executive David Ireland of the Empty Homes Agency with whom we discussed current levels of empty properties in the UK; the effects of the recession on the situation; the housing deficit; the government’s response; what steps can be taken to investigate an empty home; seeking legal advice; available grants for renovating empty properties; getting advice from local authorities; the organisations’ campaign for council tax relief. 1) Can you explain what the essential role of the Empty Homes Agency is? Empty...
