We have a lender that we use regularly that will lend to first time landlords and for professional landlords they don’t have a maximum portfolio size, so they are very much open for BTL business.

Decorating ideas for new home owners

Decorating a new home completely can seem a daunting task and it is easy to get swamped with design ideas.  There are plenty of websites that offer design advice, but here are some tips to get you started. Prioritise It is essential that before you start thinking about colour schemes and replacing light fittings, you determine whether any structural work needs to be done in the property.  Planning at this stage will save money and headaches later on.  Knocking down an internal wall to make an open plan space for example will create a lot of dust and debris, which you do not want settling on freshly painted walls.  Consider where you will want light fittings and light switches placed, as this could involve running new electric cabling through the walls.  Jobs such as these need to be completed before any plastering to walls is carried out.  The same goes...

Getting On The Property Ladder

As costs rise and incomes stagnate, first-time buyers may feel they are relegated to paying rents to live.   Those who do manage to find enough deposit money however, must identify the best financial package for their circumstances including where to source their property!   If you answer these 5-simple questions positively, you will be reassured you could progress successfully to becoming a property owner.   1. Is My Bank Account Clean? ~ If your bank statements balance more often than not, it shows you are actively managing your money; something lenders like to see. Lenders normally want at least 3-current monthly statements showing your income and expenditure. Though an overdraft may reduce the maximum loan you could obtain, in itself it is not a problem provided it is not out of control. Unpaid cheques, direct debits or excessive bank charges are red-flags.   2. Can I Get A Mortgage? ~ Paying a lender administration and survey fee only to be turned down is really frustrating and...

People searching – but where are the sellers

According to Rightmove, the early signs for 2012 shows an increase in search activity – up 27% on 2011 with 44 million property searches. Rightmove see this partially due to pent up demand due to the continuing lack of mortgage funding. They also believe that Estate agents are marketing the lowest number of properties ever – just 1 new property per week per branch. Asking prices – a mixed bag Although only just into 2012, Rightmove has seen initial asking prices up by 1.4% in the first week – although still 0.8% lower than last months figures. The average asking price is now set at £224,060 and represents a 0.4% increase since January 2011. 2012 – the winners and losers Rightmove is attempting to forecast who it sees to be the winners and lowers to come in the next year: · 2012 Winners: deposit-assisted first-time buyers, equity-blessed trader-uppers, savvy buy-to-let...

Europe are going to try and regulate BTL mortgages

The EU is proposing that in future when you apply for a BTL mortgage, the rent from existing properties cannot be counted toward your income. Europe are going to try and regulate BTL mortgages... if they succeed this would start in 2013 and would mean that Lenders would not take the rental income into consideration when you apply for a BTL mortgage - the same as the European model. It would be based on your income alone. Please look at the website and the link to the e-petition is also below... Please pass this on... I have just signed the e-petition. https://submissions.epetitions.direct.gov.uk/petitions/22767

Building Regulations

The practice around Building Regulations amongst lawyers is varied. For most alterations a local authority will only enforce a breach of Building Regulations within one year of completion of the development. However, after that period the local authority can still take proceedings for an indefinite period if the structure is dangerous and constitutes a public risk.

How to supplement your BTL income by at least £50,000 per year

I’ve just read an incredibly thought-provoking article about just how valuable – and transferable – our skills as BTL investors can be…  For sometime now, I’ve been following the blog of UK Property Expert, Lyndon Forshaw, with interest – especially his approach to new build developing. In his latest free download, he reveals that the transition from BTL investing to new build developing is not as much of a leap as you may think…  As you’ve probably noticed, making genuine regular profits from buy-to-let is far, far harder than it used to be! That’s why it’s more important than ever to supplement your long-term investment strategies.  Of course, BTL is a great long-term investment strategy. Although, the value of our portfolio can be considerable… after finance and maintenance costs, it can be hard to yield regular income… In fact, sometimes we can be lucky if we make any!  Though of course, with BTL that...
