Getting On The Property Ladder

As costs rise and incomes stagnate, first-time buyers may feel they are relegated to paying rents to live.   Those who do manage to find enough deposit money however, must identify the best financial package for their circumstances including where to source their property!   If you answer these 5-simple questions positively, you will be reassured you could progress successfully to becoming a property owner.   1. Is My Bank Account Clean? ~ If your bank statements balance more often than not, it shows you are actively managing your money; something lenders like to see. Lenders normally want at least 3-current monthly statements showing your income and expenditure. Though an overdraft may reduce the maximum loan you could obtain, in itself it is not a problem provided it is not out of control. Unpaid cheques, direct debits or excessive bank charges are red-flags.   2. Can I Get A Mortgage? ~ Paying a lender administration and survey fee only to be turned down is really frustrating and...

How to Get Paid … In Full and On Time

They say that prevention is better than cure ... well, in no area of life is this truer than in rent collection. Cashflow is the lifeblood of any business and good cashflow secures the ability of your property rental business to function properly. It allows you to pay your bills on time and maintain that squeaky-clean credit score that is so essential to a property investor. It allows you to take a regular income, which means youre not, basically, paying, or subsidising someone else to live in YOUR property - because thats what late rent payment means! Visit LandlordsRent “In these economically turbulent times, CASH IS KING!” It is fair to say that most property investors, when they start out in this business, assume that setting up a standing order is all that they need to do to make sure that their rent gets paid. How to get more deals with less effort!

Find deals immediately at no upfront cost to you! By Simon Zutshi One of the quickest ways to find BMV deals is to contact other investors who are already finding motivated sellers and ask them if you can have some of their leads that they are not interested in or ones that they cannot convert. This is one of the strategies I teach on my one day “Property Investing Quick Start” seminars, because it is a NO RISK method of you obtaining leads immediately at NO UPFRONT COST to you. You can find these people at property networking events or just contact people who are advertising to find motivated sellers. By now you might be thinking: this sounds like a great strategy but why on earth would an investor not want some of their leads? Well there are two main reasons: 1)    Most investors have a certain criteria that they are...

Property Networking Club (PNC) – Manchester

Last night I attended the last Property Networking Club (PNC) meeting of the year in Manchester. After some great networking the evening started as normal with the Grill the Experts Panel and we were lucky to have Glen Ackroyd, from A Quick Sale, Shimon Ruddich, from MS Law, Ian Flemming, from Investment Solutions (UK) and Yulan Yang. The panel were asked by the chair, Richard Shepherd, what they had been up to over the last week. All had been very busy, but I was very intrigued when Glen talked about maximising the rent on an investment to achieve £900 per month on a £70K property. I believe this was with knowledge from the LHA Network (www.lha-network.co.uk) and will be investigating this much further. The audience were able to ask general or specific questions regarding property investment or property/tenant problems. Yulan gave some great advice on negotiating building insurance by using a...

Simon Zutshi’s Property Investor Quick Start Seminar

I booked onto this property seminar with Simon Zutshi a couple of weeks before. I’d heard good things, so was excited about going. It has been rebranded from the BMV Quick Start to include other ways of buying property in the current climate. The day started really well, everybody was friendly and welcoming and I soon got chatting to other investors, so it was a great networking opportunity too.  Simon did the majority of presenting and he is an excellent speaker.  The room was buzzing with energy and I was frantically taking notes!  I was pleased that Simon talked a lot about mindset and your reason ‘why’. As I come from a network marketing background it was interesting to hear, I truly believe that your reason ‘why’ will be your main motivator – even if you have a bad day. We were taught how to calculate the ROI to compare investment opportunities, I...
