5 ways to increase the value of your property

Whether youve got your heart set on moving or are simply planning for the future, it never hurts to carry out some home improvements – especially ones that could ultimately add value to your property.

Remember, though, that while some projects may not add a significant sum to the worth of your home, they can make it much more appealing to potential buyers, which can be just as valuable. So, here are five things to consider.

1. Update your kitchen

Gone are the days when the kitchen was just somewhere you prepared meals – theyre now a focal point for many households. Dont underestimate the value of a well-designed kitchen that utilises the available space effectively.

Invest in modern, energy-efficient appliances if you dont have these already and make sure the units and work surfaces are in good condition. If your kitchen is quite small, consider opening it up by knocking it through to the next room to create a more spacious kitchen-diner.

Storage is essential in this part of the home, but make it accessible. Pull-out cupboard storage is an excellent way to utilise space and ensure its easy to find the ingredients or utensils you require.

2. Revamp the bathroom

Bathrooms are also important to buyers, with people typically looking for a well-designed, clean space. Size isnt everything as long as youve got all the essentials in place.

You need this part of your house to be decorated in neutral tones, preferably with pale colours that make the room feel open and, most importantly, look clean. A white bathroom suite is the best option, as coloured ceramics often seem very outdated.

Replacing a suite doesnt need to be expensive, as there are retailers like Splash Direct that stock high-quality products at affordable prices, so you can give your bathroom a makeover without breaking the bank.

3. Convert the loft

Whether this is practical or not will normally depend on the type of roof you have. Simple Velux or dormer conversions are the best option if youre on a budget, but they arent suitable for every home.

When you plan a loft conversion, think carefully about how best to utilise the available space – generally, its better to go for one large room rather than two small ones. Another popular option is to create a bedroom with an en-suite bathroom, but be prepared for this to cost a bit more due to the plumbing and extra electrical work required.

4. Build a conservatory

If youve got a large enough garden that a conservatory wont eat it all up, this is a great option. Potential buyers are increasingly looking for big, open living spaces and having a conservatory that seamlessly blends in with your lounge will offer this.

The key to creating this feeling is continuity; use the same flooring in the conservatory as in the living room, have large glass doors that make the room feel like one space even when theyre closed, and choose furniture and decor in a similar style to the rest of the downstairs of your property.

5. Make a driveway

Whether this is the right option for your home will depend on the area in which its located. But, if you live in a city where on-street parking is hard to come by, you can significantly boost the appeal of your house by getting rid of the flowerbeds and replacing them with a paved driveway.

If youd still like to keep some greenery outside your house, invest in some pots and plant them up, giving you the best of both worlds.
